A Query

Here's one that I can't imagine someone has an answer to, but it's worth a shot to see.

How do you market a project/product that is based on another companies intellectual property to a producer in another medium.

Do you approach the company that owns the intellectual property and try to finangle a license or 'go-head' to pitch the project, and negociate their involvement once you have a solid development deal?

Or, do you appoach the producers and try to sell the concept, and then go into negociations for the rights to use the intellectual property afterwards.

If anyone has any tidbits or anecdotes about how you'd approach this (granted) oddball situation, please let me know.

(Just to be sure, I am not asking about legality. I fully understand and am aware of the aspects of copyright. Please no links to legal pages.)
